Landlord Gas Safety Checks and Records: What are your obligations?

Protecting your tenants with regular gas safety checks

As a landlord, it is your legal responsibility to ensure that all gas appliances, fittings and chimneys or flues within your rented property are safe.

This means regular servicing according to the manufacturer’s guidelines, plus annual gas safety checks which must be carried out by a fully qualified engineer.

What is a landlord’s gas safety check?

A Gas Safe registered engineer will carry out the following checks on all appliances and flues in the property:

• assess the flue or chimney to make sure the products of combustion (fumes) are being safely removed outside
• check there is an adequate supply of fresh air so the gas burns properly
• ensure the appliance is burning gas properly
• check that all safety devices are working correctly and shutting the appliance off if a fault occurs

All BHE engineers are equipped with a portable electronic gas analyser to accurately check the products of combustion.

The Landlord’s Gas Safety Record

Results from all gas safety checks must be kept on an up-to-date Landlord’s Gas Safety Record, which can be issued by a BHE engineer. A copy of this should be given to the tenant within 28 days of its completion.

The Landlord’s Gas Safety Record contains information including:

• description and location of each appliance and/or flue checked and recorded
• any defect identified and any action required or taken to fix it
• confirmation of the results of operational safety checks carried out on the appliances
• name, registration number and signature of the engineer who carried out the check
• date on which the appliance and/or flue was checked
• the address of the property at which the appliance and/or flue is installed
• the name and address of the landlord (or his agent where appropriate)

All appliances checked will be included on one record, issued by the Gas Safe registered engineer immediately upon completion.
