Wet underfloor heating common faults & repairs by BHE in Wigan, Leigh, Lancaster & Morecambe

31 Mar 2026

Underfloor heating has grown in popularity in recent years, often used in modern, contemporary spaces to heat rooms which may not be heated efficiently using traditional radiators and central heating.

Spreading heat evenly, safely and cost-effectively, particularly over tiled and hard-surface floors, wet underfloor heating systems are ideal for larger open-plan living, kitchen and dining spaces, entertaining spaces, and bathrooms.

But what happens when a fault arises? BHE’s experienced underfloor heating installation and repair engineers in Wigan, Leigh, Lancaster and Morecambe advise on common wet underfloor heating system faults, and repairs that may be needed to get your underfloor heating system back up and running safely.

What is a wet underfloor heating system?

Wet underfloor heating systems are a modern alternative to central heating and radiators, ideal for larger spaces or rooms that are harder to heat using traditional heating systems, perhaps due to their shape.

A network of pipes is laid beneath your floor. Water in the pipes is heated by a boiler or heat pump, and the water then passes through the pipes to create a comfortable, even and consistent heat across the floor surface which radiates into the room.

The even distribution of heat is probably a wet underfloor heating system’s greatest advantage. Heating larger spaces with radiators can cause cold spots in a room, perhaps meaning that you turn up your thermostat to warm the room more fully. Operating at a lower temperature than traditional central heating, your wet underfloor heating system reaches every part of a room more cost-efficiently, while removing the need for bulky radiators.

Why might I need wet underfloor heating system repairs in my Wigan, Leigh, Lancaster or Morecambe home?

Repairs might be needed to your wet underfloor heating system if the installation of the system has not been completed professionally or thoroughly tested. BHE’s expert plumbers and heating engineers have years’ of experience in the installation of wet underfloor heating systems and will guide you through the process, what to expect and our recommendations before completing installation of the underfloor heating system.

Underfloor heating systems are relatively simple, but common faults do occur. These generally tend to relate to the boiler or other heat source, the thermostat, air bubbles in the system, the actuator, which adjusts water flow, or the underfloor heating system’s manifold, which is responsible for the distribution of water through the system.

Common faults that may mean you need wet underfloor heating repairs in Wigan, Leigh, Lancaster & Morecambe

BHE’s wet underfloor heating engineers explain some of the common faults we find in wet underfloor heating systems, and repairs that may be needed to your wet underfloor heating system.

The whole underfloor heating system isn’t heating up

If the whole underfloor heating system is cold, or more than one zone has failed, this may be due to electrical faults with the circulation pump, a fault with the manifold’s isolation valves, a fault with your boiler or a fault in the power supply.

Call BHE’s wet underfloor heating repair engineers for a thorough test and check, which will diagnose the issue before completing a professional repair.

A single zone on my underfloor heating system isn’t heating up

If a single zone on your underfloor heating system isn’t heating up, or perhaps it won’t turn off, this might be due to common faults such as a faulty pin valve underneath one of the system’s actuators, or there is a fault with the actuator.

Alternatively, there may be a fault with the thermostat, or an air bubble or other blockage in the wet underfloor heating system.

BHE’s wet underfloor heating repair engineers will investigate and diagnose the fault, before carrying out a repair to restore your cold spot back to a comfortable temperature.

My wet underfloor heating system isn’t coming up to temperature

Your boiler or heat source is connected to your thermostat, which regulates the temperature of your wet underfloor heating system. If the temperature is lower than expected, your underfloor heating system repair engineer from BHE will check for and bleed any trapped air in the system, and may adjust the water pressure running through the underfloor heating pipes.

BHE’s underfloor heating engineers will also check the manifold, ensuring that the temperatures shown on the component are consistent with your boiler. Where there’s a big difference, this might indicate a fault with temperature sensors.

A wet underfloor heating system that isn’t reaching temperature could even simply be due to low battery life in your thermostat. A quick, simple battery change could be all that’s needed to get your underfloor heating system back up and running!

The water pressure in my underfloor heating system is too high

The water pressure in your underfloor heating system may be too high if there’s a blockage or air trapped in the system’s pipework, if there’s a fault with the expansion vessel, or if the filling loop valve isn’t fully closed, causing too much water to be pushed through the underfloor heating system.

Your underfloor heating system repair engineer from BHE will release the pressure, for example by draining off excess water, and will check the system’s components for other faults before carrying out a professional repair.

My underfloor heating system’s water pressure is too low

If the water pressure in your underfloor heating system is too low, this might be due to a leak or fault in the pipework of your system, or leaks around your boiler or heat source. Alternatively, air may have entered the system or there may be a faulty component.

BHE’s underfloor heating repair engineers check all components isolating parts of the system as necessary in order to locate and diagnose a low pressure fault before carrying out a full underfloor heating repair.

How can I tell if the pump on my underfloor heating system is faulty?

Your underfloor heating system’s pump may be running constantly, or can’t be switched off. An issue with your pump may be due to an electrical fault, a fault with the thermostat, or a fault with an actuator.

Book an appointment with a BHE underfloor heating system repair engineer and we’ll test your system’s pump and components, as well as its power supply and your thermostat, in order to diagnose and repair the problem.
